Welcome to Property Peeker (the "Service"), operated by Property Peeker ("Property Peeker", "we", "us", or "our"). These Terms of Service ("Terms") govern your access to and use of our website, applications, and related services. By accessing or using the Service, you agree to be bound by these Terms and are entering into a contract with Property Peeker.
1. Acceptance of Terms
By creating an account or using any part of the Service, you confirm that you are at least 18 years old and that you accept these Terms. If you do not agree, you must not use the Service.
2. Description of Service
Property Peeker aggregates publicly available information about apartment properties — including reviews, web mentions, and public records — and uses automated analysis (including AI models) to produce category scores covering topics such as pests, theft and safety, noise, and management quality.
3. User Accounts
You are responsible for maintaining the confidentiality of your account credentials and for all activity that occurs under your account. Notify us immediately of any unauthorized use.
4. Acceptable Use
- Do not scrape, resell, or redistribute reports without permission.
- Do not use the Service to harass, defame, or discriminate against any property, owner, manager, or resident.
- Do not attempt to disrupt, reverse engineer, or gain unauthorized access to the Service.
- Do not submit content that is unlawful, infringing, or knowingly false.
- Do not introduce malware, probe, scan, or otherwise interfere with the security or integrity of the Service.
- Do not engage in fraud, spam, or infringement of intellectual property rights.
5. Payments, Access Passes & Merchant of Record
Property Peeker offers a one-time 30-Day Access Pass that grants unlimited apartment reports for 30 days from the date of purchase. The pass does not auto-renew. Free users may view a limited number of reports before a purchase is required.
Our order process is conducted by our online reseller Paddle.com. Paddle.com is the Merchant of Record for all our orders. Paddle provides all customer service inquiries and handles returns. Payment, billing, tax, cancellation, and refund mechanics are governed by Paddle's Buyer Terms. Refunds are handled per our Refund Policy.
6. Intellectual Property
Property Peeker retains all right, title, and interest in and to the Service, including all software, documentation, branding, and underlying intellectual property. Subject to these Terms, we grant you a limited, non-exclusive, non-transferable right to use the Service for your personal, non-commercial use.
7. Service Availability
We strive to keep the Service available, but we do not guarantee uninterrupted or error-free performance. The Service may be modified, suspended, or discontinued at any time without notice.
8. User-Generated Content
If you submit feedback, reviews, or other content, you grant Property Peeker a worldwide, non-exclusive, royalty-free license to use, display, and incorporate that content into the Service. You represent that you have the right to share any content you submit.
9. Property owner notices & corrections
If you are an owner, manager, or authorized representative of a property listed on Property Peeker and believe specific information in a report is inaccurate, outdated, or unfairly represents your property, you may submit a correction request:
- Email support@blkmrkting.com with subject line "Inaccuracy report" and include the property name, the URL of the report, the specific claim you dispute, and any supporting evidence (links, dated documents, or photos).
- We review submissions within 7 business days. Possible outcomes include: correcting the disputed item, adding context alongside the original information, removing a specific claim, or — if the claim is substantiated by public sources — declining to remove it. We will respond with our decision either way.
- Reports themselves are derived from public information and are not removed wholesale on request, but individual inaccurate statements will be addressed in good faith.
10. Disclaimers
Apartment scores are aggregated estimates, not guarantees. Category scores (including pests, theft and safety, noise, and management) are generated by automated analysis of public reviews and third-party web sources. They may contain inaccuracies, be out of date, or reflect the opinions of individual reviewers rather than current conditions. You should not rely on Property Peeker as the sole basis for any housing, financial, or legal decision. Always verify information independently and visit a property in person before signing any lease.
The Service is provided "as is" and "as available" without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, and non-infringement.
11. Limitation of Liability
To the fullest extent permitted by law, Property Peeker and its affiliates shall not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits, data, or goodwill arising from your use of the Service. Our total liability for any claim shall not exceed the greater of (a) the amount you paid Property Peeker in the prior 12 months, or (b) one hundred U.S. dollars (USD 100). Nothing in these Terms excludes liability for fraud, death, or personal injury where such exclusion is prohibited by law.
12. Indemnification
You agree to indemnify and hold harmless Property Peeker from any claims, damages, or expenses arising out of your use of the Service, your content, or your violation of these Terms.
13. Termination & Suspension
We may suspend or terminate your access to the Service at any time, with or without notice, for: material breach of these Terms, non-payment, security or fraud risk, or repeated or serious policy violations. Upon termination, your right to use the Service ceases immediately. Sections that by their nature should survive (including IP, disclaimers, liability, and governing law) will survive termination.
14. Changes to Terms
We may update these Terms from time to time. Material changes will be reflected by updating the "Last updated" date above. Your continued use of the Service after changes take effect constitutes acceptance of the revised Terms.
15. Governing Law
These Terms are governed by the laws of the State of Texas, USA, without regard to its conflict of laws principles. Any disputes shall be resolved in the state or federal courts located in Texas.
