Privacy Policy

This Privacy Policy describes how Property Peeker ("Property Peeker", "we", "us", or "our") collects, uses, and shares information when you use our apartment review platform (the "Service"). Property Peeker is the data controller responsible for your personal information processed through the Service. For purchases, our payment provider Paddle.com acts as the Merchant of Record and an independent controller for payment data (see Section 3).

1. Information We Collect

  • Account information. When you create an account, we collect your email address and a hashed password.
  • Usage information. Apartments you favorite, reports you view, search history, and feedback you submit on generated reports.
  • Technical information. Standard server logs (IP address, user agent, timestamps) used to operate and secure the Service.

2. How We Use Information & Legal Basis

We process your personal information for the purposes below. Where the EU/UK GDPR applies, the legal basis is identified in parentheses:

  • To create your account and provide the Service (performance of a contract).
  • To personalize your experience — favorites, search history, comparisons (performance of a contract).
  • To generate and refine apartment scores and reports (legitimate interests in operating and improving the Service).
  • To respond to support requests and communicate with you (performance of a contract / legitimate interests).
  • To detect and prevent fraud, abuse, or violations of our Terms, and to secure the Service (legitimate interests / legal obligation).
  • To comply with legal and tax obligations (legal obligation).

3. Third-Party Services

We rely on trusted service providers to run the Service. These providers process information on our behalf and only as needed to deliver their services:

  • Lovable Cloud — hosting, authentication, and database storage.
  • AI model providers — generating apartment analysis and report content from public review data.
  • Google — sourcing publicly available business reviews and place metadata.
  • Public web sources — Reddit, news outlets, and other publicly available pages referenced in reports.
  • Sentry — error monitoring and session replay used to diagnose bugs (see section 4 for details).
  • Paddle.com Market Limited ("Paddle") — our Merchant of Record. Paddle handles payment processing, subscription and order management, billing, invoicing, sales tax compliance, and refunds. When you make a purchase, Paddle acts as an independent controller for the payment data it collects (such as name, billing address, payment method, and transaction details).   • Professional advisers — legal, accounting, and compliance advisers, where reasonably necessary.
  • Authorities — law enforcement or regulators where required by law or to protect our rights.

4. Cookies, analytics, and session recording

We do not use third-party advertising or cross-site tracking. The Service uses the following first-party and essential technologies:

  • Authentication cookies set by Lovable Cloud to keep you signed in. These are essential to the Service.
  • Browser storage (localStorage / sessionStorage) used to remember preferences such as which reports you've already viewed in the current session and your theme.
  • Sentry error monitoring with session replay. We use Sentry to record errors and a video-like replay of the page when an error occurs. Replays capture DOM interactions (clicks, form input fields, page navigation) so we can reproduce the bug. We mask all text inputs by default and do not record passwords. See Sentry's privacy policy for how they handle this data.

Your choices. You can clear cookies and browser storage at any time through your browser settings (this will sign you out). Most ad blockers and privacy extensions block Sentry, and we honor them — your usage of the Service will not be affected.

5. Data Retention

We retain your account data for as long as your account is active. Generated apartment reports may be retained and shown to other users since they are derived from public information. If you delete your account, we will delete or anonymize your personal data within a reasonable period, subject to legal requirements.

6. Your Rights

Depending on where you live, you may have rights to access, correct, export, or delete your personal information. To exercise these rights, email us at support@blkmrkting.com. We will respond within a reasonable timeframe.

7. Children's Privacy

The Service is not directed to children under 13 (or under 16 in the EEA/UK), and we do not knowingly collect personal information from them. If you believe a child has provided us information, please contact us so we can remove it.

8. International Users

The Service is operated from the United States. By using the Service, you consent to your information being processed in the United States, which may have different data protection laws than your jurisdiction.

9. Security

We use industry-standard safeguards to protect your information. However, no method of transmission or storage is completely secure, and we cannot guarantee absolute security.

10. Changes to This Policy

We may update this Privacy Policy from time to time. Material changes will be reflected by updating the "Last updated" date above. We encourage you to review this page periodically.
